The work

What we repair on Carrollton gates

Below: the work, then the hardware this city requires on a fire-lane gate, then why industrial gates wear out faster.

Structure

Hinges, tracks, rollers and posts. These carry the weight every time the gate moves. A gate that drags or binds usually starts here. We repair and replace all of it. We also weld on site. A bent post or a cracked frame needs steel, not parts. New hardware bolted to a broken frame is still a broken frame.

The operator

We repair motors and control boards. We replace either one when replacing is the honest answer. This is also the half that decides whether your gate counts as powered or manual. Carrollton cares about that distinction. More on that below. Gate opener repair covers how these parts fail.

Getting through it

Intercom and telephone entry, card readers, keypads. We install these and we repair them. Access control goes into how they work.

What the city requires

The hardware Carrollton requires on a fire-lane gate

Start with the permit, because it comes first in every sense. Carrollton’s Fire Marshal requires an approved permit “prior to the installation, modification or removal of” a list of systems, and “Vehicle Access Gates” is on it. So is “Access Control Systems”. That is a thing to find out while the gate is still a drawing.

Then the hardware. Carrollton splits its requirement by how the gate is powered, and names the exact product for each.

  1. Powered

“Knox Key Switch KS-3502 is required for all electrically powered gates that cross a fire lane.”

  2. Manual

“Knox padlock model #3770 is required for any manual gates that cross a fire lane.”

Put those two lines side by side and the logic is plain. A powered gate needs something that can take control of the motor. A manual gate needs something that can take off a lock.

The city is not treating these as one object with two power supplies. It is treating them as two different machines.

That is also how they fail. It is why the first question about a stuck gate is usually whether the problem is the gate or the thing driving it.

To be clear about what we do here

None of that is our work. We do not supply, install, service or certify Knox hardware of any kind. We do not file permits, verify compliance, or coordinate with the Fire Marshal’s Office. And we cannot tell you from here which of these requirements applies to your gate, or which product satisfies it. Requirements also change. The City of Carrollton is the authority on what any specific property needs, and the Fire Marshal’s Office is who to ask.

How Carrollton is built

Gates at Carrollton's business parks and transit district

Carrollton is a small city with a great deal of industry inside it. The city counts seven major business parks. Valwood alone runs to over 2,200 acres, and the city describes it as holding 500 buildings and over 1,500 tenants. Frankford Trade Center has a foreign trade zone. Trinity Mills Industrial, 73 acres beside the DART station, sits at 96 percent occupancy.

The transit side is unusual too. Trinity Mills Station runs 2 separate rail systems: DART Green Line light rail toward Dallas, DCTA A-Train commuter service toward Denton. The city calls the site the largest publicly-owned TOD site in DFW at nearly 26 acres.

Light rail and heavy freight, a few minutes apart, in one city.

What that does to gates is a matter of arithmetic.

A gate at a house might cycle 4 times a day. A gate at a distribution building cycles for every truck, every shift change, every vendor, every driver who took a wrong turn.

Same rollers. Same hinges. Same motor. All of it running through a day of that before anyone notices a sound they have not heard before.

Wear is not an event on these gates. It is the ordinary condition, and the schedule is set by the tenant roster, not the weather.

Which part of yours has worn is not something to settle over the phone. It takes looking at the gate.

Who the gate belongs to

Commercial, HOA and residential gates

Commercial and industrial properties

Business parks, distribution buildings, flex space, self-storage. The gate here is part of how the property runs, so a stuck one is not an inconvenience, it is a queue.

HOA and gated-community entrances

Shared infrastructure, association-owned, which mostly changes the paperwork and the number of people waiting on it.

Residential driveway gates

One household, and whoever noticed first that it sounds different.
