The work

What we repair on Lewisville gates

Structure and hardware

Hinge posts, the gate leaf, and on slide gates the track and roller assembly. Hinges carry the whole weight of a swing gate. When one wears, the gate sags, scrapes, or stops closing square.

Operators and controls

The operator is the motor unit that drives the gate. That plus its control board, limit switches, keypads, photo eyes and safety loops.

Welding, on site

Cracked posts and split frame welds get repaired in place.

Access control

Keypads, card readers, telephone entry and intercom.

Method detail lives on the service pages: automatic gate repair for the gate itself, gate opener repair for operators.

What the city requires

Lewisville’s gate rules start at the street

Most cities write their gate rules into the fire code. Lewisville put its in the development code.

The requirements sit in Volume II of the Lewisville City Code, the Unified Development Code, adopted in 2022 and effective that December. The section is Article VIII, Chapter 6, Section 3.E. What it governs is not how fast a gate opens for a fire truck. It governs how the gate meets the street.

Room in front of the gate. This is the one that catches people. At commercial, mixed use and multi-family developments, a gate needs at least forty feet of stacking space outside it. That is measured before the public right-of-way.

Think about what that is for. A car pulls up and waits for the gate. A second car pulls in behind it. Forty feet is the room those cars need so the line doesn’t reach the street.

The queue stays off the road.

It can be reduced. The City Engineer can lower that distance as an administrative modification. So a tight site isn’t automatically a dead end. But it is a conversation with the city, not something you decide on your own.

Wide gates need an approved approach. A gate more than six feet wide requires a driveway approach approved by the City Engineer. That rule is broader than the stacking rule — it isn’t limited to commercial and multi-family property.

Easements. Where a fence runs along or blocks a city easement, a gate can be required so the easement stays reachable.

And then it has to keep working. The code puts the upkeep on the property owner: gates, locks, hinges and the rest of the hardware kept in operable condition.

That last one is where a repair call usually starts. A hinge that has stopped carrying the gate square. A lock that no longer lines up. A latch that needs a shoulder behind it.

We repair that hardware. Keeping the property in line with the code is the owner’s obligation, and a repair visit doesn’t settle it.

What we don’t do

We don’t design driveway approaches, lay out or calculate stacking space, prepare or submit site plans, or obtain City Engineer approvals or administrative modifications. That is engineering and permitting work. The city’s Unified Development Code page is the place to start on any of it.

Who the gate belongs to

Gates at apartment, retail and mixed-use properties

Those three are the property types Lewisville’s stacking rule names. They are also where gates work hardest.

An apartment entrance gate cycles all day, and every cycle is a stranger. Retail and mixed-use gates are usually about controlling who gets into a service yard or a parking deck after hours.

Both wear out faster than a driveway gate. Both strand more people when they quit — and at an apartment entrance that means residents sitting in a line at seven in the morning.

Access control, entry systems and shared-gate work are covered on commercial gate repair.

Questions

Common questions about gate repair in Lewisville

Do I need city approval for a gate across my driveway in Lewisville?

If the gate is wider than six feet, the development code calls for a driveway approach approved by the City Engineer. Whether yours needs one is the city's determination.

How much room has to be left in front of a gate at a commercial or apartment property?

Forty feet, measured outside the gate, before the public right-of-way. It applies at commercial, mixed use and multi-family developments.

Does Lewisville require gate hardware to be kept in working order?

Yes. The code makes the property owner responsible for keeping gates, locks, hinges and similar hardware in operable condition.

Can the forty-foot stacking requirement be reduced?

The City Engineer can reduce it as an administrative modification. That goes through the city. It isn't a judgment call for the property owner or a contractor.
