The work

What we repair on Frisco gates

Below: what we work on, and what Frisco requires of a gate that crosses a fire lane. Then how the city's building pattern shows up in its gates, and where a community entrance differs from a driveway.

Structure

Posts, hinges, tracks and rollers. These take the load every time the gate cycles. When a gate starts dragging or binding, they are worth looking at. We repair and replace them, and weld on site when the frame or a post is the thing that has gone.

Drive and controls

Gate motors and control boards, repaired and replaced. A gate that opens but will not close, or closes but will not latch, can be either one. Gate opener repair goes into how those separate.

Entry equipment

Keypads, card readers, telephone entry and intercom, installed and repaired — at a driveway or a community entrance. Access control covers that side.

The wider picture is on the automatic gate repair page.

What the city requires

What Frisco requires of a gate across a fire lane

If your gate crosses a fire lane, Frisco wants a permit before it goes in at all. The city requires one “prior to the installation of a gate system that extends across a fire lane.” Plans go to the Fire Marshal’s Office for review first.

Worth knowing before the gate is ordered rather than after.

Then there is how the gate has to open.

Frisco’s rule is that “the primary means of gate operation shall be by Opticom.” Not as a backup. As the primary means. The emitter has to sit “on top of the gate,” or at least “9 feet tall as to prevent tampering.”

Behind that sit the backups. They are layered deliberately, each one assuming the last has failed.

  1. Primary

A KS-2 switch opens the gate, and on activation “the affected gate shall automatically open to a lock-open and disabled condition.”

  2. If that fails

An electrical power disconnect switch, in a weatherproof box.

  3. No power

“Slider gate chains shall be accessible to be cut” from either side.

  4. Swing gates

“A pin in the swing arm mechanism secured by a Knox Padlock.”

The thread running through all of it is the same. The fire department gets through, whatever state the gate is in.

Frisco sets the opening itself. The “minimum clear opening width shall be not less than 24 feet,” with “a minimum unobstructed height of 14 feet.”

  • 24 ftMinimum clear opening width
  • 14 ftMinimum unobstructed height

To be clear about what we do here

None of that is our work. We do not supply, install, service or certify Opticom or Knox hardware. We do not file permits, verify compliance, or coordinate with the Fire Marshal. And we cannot tell you from here which of these requirements applies to your gate. Requirements also change. The City of Frisco is the authority on what any specific property needs, and the Fire Marshal’s Office is who to ask.

How Frisco was built

Gates in Frisco's master-planned communities

Frisco built outward from west to east over the past decade. The established communities sit near Legacy Drive. Newer development runs toward Coit and Independence.

South Frisco went up earlier, with more custom building on larger lots. North and east Frisco came later, as master-planned communities with active HOA-managed common areas.

So what does any of that have to do with your gate?

Two things.

A community entrance in an HOA-managed development is shared infrastructure. It serves many households at once, which makes it a common-area asset rather than one homeowner’s gate. When it stops, it stops for everybody, and the complaints arrive faster than the paperwork to fix it.

And newer construction means newer installed systems. A gate put in fifteen years ago and one put in three years ago do not fail the same way. They do not fail on the same schedule either. Older housing stock brings older hardware with it. That is a different service profile, not a worse one.

Which of those applies at your gate is not something anyone can tell from a description. That takes looking at it.

Who the gate belongs to

HOA and community gates

HOA and gated-community entrances

The gate belongs to the association, and so does the decision. That changes who approves the work. It does not change what the gate needs.

Residential driveway gates

One household, one gate, and whoever notices first that something has changed in how it moves.

Commercial properties

Offices and industrial sites. Here the gate is part of how the business opens in the morning, which changes how quickly a stuck one matters.

Community and commercial work is covered on the commercial gate repair page.
