The work

What we repair on Irving gates

Below: what we work on, and how entry equipment gets used in Irving's commercial corridors. Then who to call when the gate belongs to a building rather than a driveway.

The gate and what holds it up

Hinges, tracks and rollers carry the whole weight of a moving gate. When one of them goes, the gate stops meeting its hardware the way it was set to. We also weld on site. That matters when the frame has failed rather than the parts bolted to it. New hardware does not fix a gate that has come apart at the joint.

The operator

The motor moves the gate. The control board decides when. Both are repaired. Both are replaced when repair is not the answer, and we will tell you which one you are looking at. More on how operators fail lives on the gate opener repair page.

Getting through it

Keypads, card readers, telephone entry, intercom. Installed and repaired.

Where the gates are

Gates and access control in Las Colinas and Irving's commercial corridors

Las Colinas is not one kind of place. Corporate campuses, gated residential streets, lakefront homes, high-rise condos and multi-tenant towers all sit inside the same master-planned district. The campuses concentrate along SH-114 and Belt Line Road. The Urban Center and the canal district form the core. There are more than 1,725 gated apartment units in Las Colinas alone.

Drive four blocks and the kind of gate changes. A tower entrance, a subdivision entrance and a campus drive are three different jobs, and they sit within a few minutes of each other.

That mix changes what a gate has to do.

A driveway gate answers to one household with one remote. A gate at a multi-tenant entrance answers to hundreds of people who do not know each other, plus their guests, plus deliveries, plus maintenance staff. Gated communities in Las Colinas use keycards, so residents and authorized staff get in and other people do not. Entrance and exit points are fixed.

So entry runs on credentials rather than remotes. Keypads, card readers, telephone entry, intercom. All four are equipment we install and repair.

That changes what breaking looks like. A remote that stops working is one person's problem, solved with a battery. A card reader that stops working is everyone's problem at once, and the call comes from the front desk rather than a resident.

The gate hardware feels that difference too. An entrance serving hundreds of households opens and closes far more in a day than a residential gate does in a week. Every one of those cycles is load on the same rollers, the same hinges, the same operator.

Wear is not the only thing that changes. A residential gate that fails inconveniences one family. A shared entrance that fails blocks everyone behind it, and the people who need it most that morning are the ones already running late. Tenants move in and out, credentials change hands, and the equipment at the entry point stays in use throughout.

None of which tells you what is wrong with a particular gate. It might be a worn roller, a failing board, or a keypad that has taken ten years of weather. Nobody can tell which from a description. That takes looking at the gate.

What the district does explain is why entry equipment sees the use it does here. How that equipment works is covered on the access control page.

Who the gate belongs to

Apartment, HOA and commercial property gates

Apartment and multi-tenant entrances

These are the gates where a failure becomes somebody’s phone ringing. The gate is shared, so the problem is shared. The person who calls is not always the person who noticed.

HOA and gated-community entrances

A community entrance is common-area infrastructure. It belongs to the association rather than to any one household. That changes who decides and who approves the work. It does not change what the gate needs.

Commercial and campus properties

Offices, industrial sites, and the mixed-use properties Irving has a lot of. Sometimes the gate is one entrance among several. Sometimes it is the only way in.

Commercial work is covered on the commercial gate repair page.
