The work
What we repair on Arlington gates
Arlington is one of eleven cities we work in. What follows is what we service — and one reason gates in this city drift out of line on their own.
The gate and what holds it up
Posts, hinges, tracks and rollers take the load every cycle, which is usually where wear shows up first. Those get repaired or replaced. Welding happens on site when a frame or a post needs it. The gate stays where it is. No entrance sitting open for days, waiting on a fabrication shop.
What drives it
Gate motors and control boards. One supplies the movement, the other the timing, and a gate that stalls halfway can be either of them. Repaired, replaced or installed.
What lets people in
Keypads and card readers. Telephone entry, and intercom at the entrances that carry it. Installed and repaired.
For how any of this work is actually done, the service pages carry the detail. Automatic gate repair covers structure and alignment. Gate opener repair covers operators and boards.
Why gates drift here
Arlington's ground moves, and gates are set in it
Arlington sits on two different geological formations, and they behave nothing alike.
The Eagle Ford Formation is a dark gray to black bituminous shale, bentonitic in its lower part. That bentonite is montmorillonite clay, and montmorillonite expands when it takes on water. The residual soil it leaves behind has a local name: black gumbo.
Then there is Woodbine, which behaves nothing like that. Mostly fine-grained sandstone with clay and shale, yielding sandy soil — the ground the Eastern Cross Timbers grow in. Geologists named one of its members the Arlington Member: sandstone and calcareous sand lenses interbedded with sandy shales. A formation with a piece of it named after this city.
Both occur in Tarrant County.
The USDA Natural Resources Conservation Service rates Blackland Prairie clays as having very high shrink-swell potential. When they dry out, cracks open deeper than 80 inches. NRCS puts it plainly. This shrink-swell “commonly is a limitation affecting building site development.”
Geology is not usually a gate problem. Here it is.
A gate post is set in the ground. So is the pad an operator sits on. When expansive clay takes on water and gives it back up, the ground those are set in moves with it. A swing gate that goes out of plumb stops meeting its latch. A slide gate off its line drags where it used to roll. Either way the operator is working harder than it was built to.
Soil conditions are not uniform across Arlington. Two properties in the same city can sit on different formations, which is why gate posts do not all behave the same way here.
None of which means the ground is your problem. A roller wears out. A board fails. A hinge reaches the end of its service life. Those happen on any soil, and telling them apart from a shifting post means putting eyes on the gate.
Where our work stops
What is certain is the boundary of the work: gates, not ground. No foundation work, no piers, no soil correction. What does get repaired is what the movement acts on — the posts, the hinges, the tracks, the rollers, the operator.
What the city requires
Gate access requirements in Arlington
Arlington publishes its gate access requirements through the Fire Department Developer Handbook. That handbook requires a Knox box so the Fire Department can get through a gated entrance.
To be clear about what we do here
That part is not our work. We do not supply, install, service or certify Knox hardware, and we do not file permits or coordinate with the Fire Marshal. Requirements change, too. Arlington Fire Department is the authority on what a specific property needs, so check the handbook with them before planning around it.
Who the gate belongs to
Common Arlington gate work
Residential subdivisions
Driveway gates on single properties, and shared entrances into neighborhoods. A gate, an operator, and a keypad or a remote to get in.
Commercial properties
Yards, lots and loading areas, where a gate might cycle more before lunch than a home gate does in a week. Every cycle is load on the tracks, the rollers and the operator, so the same parts come due sooner. Commercial gate repair covers that work.
Apartment and HOA entrances
These are the ones where a stuck gate becomes someone's phone ringing. Residents, visitors, deliveries and vendors all need different ways in. That is where keypads, card readers, telephone entry and intercom come in — see access control.
Questions
Questions about gate repair in Arlington
Do I need a Knox box for an automatic gate in Arlington?
Arlington's Fire Department Developer Handbook requires a Knox box for Fire Department access at gated entrances. We do not supply or install Knox hardware. Check with Arlington Fire Department for what your property needs.
Why does my gate stop lining up?
One reason is underfoot. Expansive clay swells when it takes on water and shrinks when it dries. That moves the ground gate posts and operator pads are set in. A post that shifts puts a swing gate out of plumb, or a slide gate off its line. Whether that is what is happening at yours, we cannot tell you from here. That takes looking at the gate. If it will not close, here is what to check first.
Do you service all of Arlington?
Yes. Arlington is one of the eleven cities we work in — the full list is on our service areas page.
